As a rental specialist, we want to present your property online, as realistically as possible. We will inspect your property and record all basic information correctly in our system.
Our real estate photographer will take professional photos, and the property will be measured. After checking the property, we will write the listing description in Dutch and English. We will submit these texts and photos to you for approval.
After we have received your approval of the description and the photos, we will list your property on our website at the right time.
We will also select the right online portals to advertise, including Funda.nl, Pararius.nl, Huurwoningen.nl and have a choice of various social media channels.
All our registered prospective tenants (including many expats) will automatically receive an email if your property meets their specified selection criteria.
We will discuss with you whether to place 'for rent' signs at the property.
From the responses received, A&N Verhuur will select candidates to view your property.
A&N Verhuur coordinates and supervises these visits. If a prospective tenant wishes to rent the property, we will assess the tenant's suitability, including their financial capacity.
We will introduce you to the most suitable candidates. You, as a landlord, will have the final say in who will be the new tenant of your property.
As soon as the new tenant has been selected, we will draw up the tenancy agreement.
The tenant(s) will be asked to pay an advance payment which shall apply as reservation agreement.
After your approval, the tenancy agreement will be sent to the new tenant. The tenant will be given the opportunity to ask A&N Verhuur any questions about the contract.
After approval by the tenant and the landlord, A&N Verhuur will ensure that all necessary documents, including the tenancy agreement, are signed by both parties.
The tenant will then pay the first month's rent minus the advance payment plus the agreed deposit to A&N Vastgoed.
Before the tenant moves into the property, A&N Verhuur will inspect the property:
If your property is managed by A&N Beheer, we will draw up a comprehensive report. The current condition of the house is described in detail, supported by photos.
If A&N Vastgoed only manages the rental mediation, we recommend drawing up an inspection report yourself. This is not included in the rental mediation service package.
As soon as the tenancy agreement has been signed by both parties, A&N Verhuur will arrange a date for the handover.
Our rental specialist will be present at check-in in most cases to make sure there are no hiccups.
During the handover, we will take additional photos of the house if necessary in addition to the inspection report.
