How do I obtain an Energy Performance Certificate for my home or utility building after 1 January 2021?

The Energy Performance Certificate is changing. The biggest change will apply to energy performance certificates for homes. From 1 January 2021, you can book an appointment with an energy consultant. They will visit your home. The comprehensive energy performance certificate replaces Simplified Energy Performance Certificate (VEL).

The Simplified Energy Performance Certificate (VEL) will apply until 1 January. Property owners pass on a number of details about the property online. An accredited expert carries out remote inspections of these details. When this has been completed, the government will determine the Energy Performance Certificate.

A new, more comprehensive Energy Performance Certificate will replace the Simplified Energy Performance Certificate on 1 January 2021.

Applying for an Energy Performance Certificate from 1 januari 2021

From 1 January 2021, homeowners can book an appointment with a qualified energy consultant. They will inspect your home in about 1 to 2 hours. The consultant will record relevant details of the property. For example:

• measurements;
• any existing insulation, such as roof and walls;
• existing systems, such as the central heating boiler and solar panels.

Based on this, the energy consultant will calculate how much energy is required for:

• heating;
• hot water;
• ventilation;
• cooling of the property.

This allows for a more accurate determination of the Energy Performance Certificate and for any improvements to be recommended. These recommendations for sustainability will also be included in the Energy Performance Certificate.

Costs of new Energy Performance Certificate

The price of an Energy Performance Certificate depends on several factors, including:

• type of property;
• available documents relating to the property;
• the time it takes for an energy consultant to record all the relevant details of the property.

The costs for an Energy Performance Certificate are expected to amount to an average of € 190 for a house. For apartments, the costs are € 100 on average. Ultimately, your energy consultant will determine the price of the Energy Performance Certificate. We will know more about the average price after 1 January 2021.

The Simplified Energy Performance Certificate (VEL) remains valid

Do you already have a registered Simplified Energy Performance Certificate (VEL)? This will remain valid for 10 years.
